Buying a Manchester apartment from Saudi Arabia or the UAE?

A practical guide to purchasing UK residential property from overseas: the checks to complete, questions to ask, costs to budget for, and how to submit your requirements.

Updated 11 October 2026 · Educational information only · No property availability or investment return is promised

Whether you are based in Jeddah, Riyadh, Dubai or Abu Dhabi, buying an apartment in Manchester involves more than choosing a development and comparing the asking price. You also need to understand UK purchase taxes, leasehold costs, financing, legal checks and how the unit will be managed after completion.

1. Budget for the full cost of buying

Set a purchase budget in pounds sterling, but do not treat the advertised property price as your total cash requirement. Build a separate allowance for stamp duty, solicitors, surveys and valuations, financing costs, foreign-exchange movements, property management, furnishing and any future building charges.

Non-resident tax consideration: HMRC explains that certain non-UK-resident purchases of residential property in England attract a 2% Stamp Duty Land Tax surcharge, in addition to other applicable SDLT rates. Different rules may apply if you already own another property. Use a UK tax specialist and official HMRC guidance to calculate your particular liability. Check HMRC's current guidance ↗

2. Understand the leasehold agreement

Most city-centre apartments are sold on leasehold terms. Before making a commitment, obtain the lease and ask your solicitor to explain its remaining term, ground rent, service-charge arrangements, management structure and any restrictions on use or letting.

Service charges

Request current budgets, historical accounts, sinking or reserve funds, expected increases and planned major works.

Lease duration

Ask how long remains on the lease, whether there are extension rights and what happens to future saleability.

Building safety

Have your adviser review cladding, fire safety and mortgage-lender requirements where relevant.

Letting permissions

Confirm whether long-term lettings, short lets or student occupation are permitted by the lease and local rules.

For independent context, see the UK's Competition and Markets Authority guidance on leasehold property.

3. Examine a new-build or off-plan purchase carefully

An off-plan purchase may involve staged payments before completion. Confirm the exact development and unit, floor plan, size, specification, intended completion date, legal ownership structure, deposit protection and what happens if construction is delayed or a unit is changed.

Review the reservation agreement, cancellation rights, long-stop date and any promised handover condition with an independent solicitor. Do not assume a development's publicity pictures represent the final delivered specification.

4. Test the economics without guaranteed returns

Rental income is uncertain and should be evaluated using credible comparable evidence. Consider vacancy, letting agent fees, insurance, maintenance, service charges, taxes and foreign-exchange movements. A mortgage valuation can differ from the developer's asking price. Resale prices can go down as well as up.

Compare any new-build premium with completed units in nearby buildings. Ask for realistic gross and net rental estimates and request evidence for projected returns, if any are presented.

5. Work with independent UK professionals

  • Conveyancer or solicitor: examine title, legal terms, leasehold obligations and transaction documents.
  • Surveyor: consider an independent condition survey or valuation as appropriate.
  • Tax adviser: calculate SDLT and explain potential rental-income and capital-gains obligations.
  • Mortgage specialist: check overseas borrower eligibility, loan-to-value, fees and affordability if financing is required.
  • Lettings manager: provide evidence-based expectations about management cost, occupancy and potential rent.

6. How Mchils Property can help

Start by submitting a confidential, non-binding buyer brief with your target city, indicative GBP budget and buying timeframe. We will review your requirements and may discuss suitable property introductions once appropriate seller availability, permissions and details are confirmed.

Submitting a brief does not reserve a property. We do not take property reservation deposits through the enquiry form or promise you any specific availability, rental yield or capital return.

Common questions

Can an overseas buyer purchase a home in Manchester?

UK property purchases involve eligibility, identity, funding and legal checks. Overseas buyers should consult a UK conveyancer and qualified adviser about their individual circumstances before proceeding.

Is there extra Stamp Duty Land Tax for non-UK residents?

Certain non-UK-resident residential property purchases in England are subject to a 2% SDLT surcharge on top of other applicable rates. Additional-property rules may also apply. Eligibility and thresholds must be checked using current HMRC guidance.

What should I ask about service charges and ground rent?

Request the lease, service-charge budgets and accounts, anticipated major works, ground-rent terms, reserve funds, insurance details and managing-agent information. Have your conveyancer review them.

What matters with a new-build or off-plan apartment?

Check the developer's approved information, specifications, expected completion, deposit protection, long-stop date, lease terms, defect process, warranties, financing and the reservation and cancellation terms.

Are rental yield and price appreciation guaranteed?

No. Rents, voids, management costs, service charges, taxes, resale prices and financing rates all affect the outcome. Use independent evidence and stress-test a range of scenarios.

Does submitting a buyer enquiry reserve an apartment?

No. It simply shares your requirements with Mchils Property. No unit is reserved and no payment is requested through the enquiry form. Any future offer or reservation would be subject to the relevant seller's current availability and terms.
